The graph below shows that in February of 2010 the homes sold in San Marino have rebounded.  It looks like during the winter season buyers disagreed with what sellers felt their homes were worth, with the increase in listings came competition and both buyers and sellers moved closer to each other.  There are more homes to chose from now than is some time.

The homes sold in San Marino are sold at near Listing Price, but that is because of several homes which had been unsold for the much higher asking price and were finally withdrawn. The excessive 167 days on market shown in February is further evidence that buyers are not interested in paying for the higher priced homes.
