The graph below shows home sales (closed sales) in the City of Monrovia to less last month yet because of the spike in Pending numbers the housing markets still looks good in Monrovia.  The inventory is rising, which is also a good sign as it shows that sellers are confident they can sell their homes and for the price they feel is worth selling for.  The combination of sold and pending home numbers continue to indicate a good market.  With inventory up, a good market for buyers and sellers.

The following chart shows the average home for sale in Monrovia is on the market is down from 76 days last month to 58.  Buyers are not quick to make decisions now.  Note that the Sold Price vs. Listed Price is going down slightly.
